5 things landlords must check before listing in 2026

1. EPC rating

Must be E or above. From 2028 new tenancies require C or above. Plan upgrades now.

2. Gas Safety Certificate

Annual CP12 from a Gas Safe registered engineer. Tenants get a copy within 28 days.

3. EICR

Five-yearly electrical safety report. C1 and C2 issues must be fixed within 28 days.

4. Deposit protection

Protect within 30 days in a government-approved scheme and serve prescribed information.

5. Right to Rent

Check every adult occupant. The Home Office offers an online check for share-code holders.
